submitted by Elaine - |Recommended: NoDO NOT RENT HERE — I lived here for about two years and during my stay here I had MULTIPLE issues with maintenance coming into the house unannounced, spraying for bugs while my pet was in the house- which ended up in a vet visit due to him becoming sick. When I left the building, not only did I not get my deposit back due to carpet cleaning which they are required to do regardless , but then I had to OWE additional money which went to collection because they never notified me, causing a drop in my credit score. After contacting the property inquiring about this, they refused to send me pictures invoice of the so called damages they claimed I had, and told me to file a claim with the collection company instead. This place is such a scam I would never recommend this place to anyone.

submitted by Brandie W. - |Recommended: Yes1st year — I wasn't sure about the area prior to moving here from overseas and I found the site online. One of my co-workers recommended them to me while I was overseas and it was everything that I expected for it to be. I appreciate the management team, their attentive and respond quickly to maintenance issues. The apartments are the best option in the area in my opinion. It's quiet and close to everything with easy access to Ft Polk with two entry points allows for easy access and alternate options to bypass traffic on certain days that the gate to base is backed up. Other than rent I pay electric which helps with my budget, also helped my decison to move off post not on post so that i could save money since my family is small. During deployment they offered Service members option to keep their residence at discounted rate which was huge peace of mind for me. All thumbs up here.

submitted by Neal B. - |Recommended: NoOverpriced for non military — For starters, my house was NOT cleaned at all before we moved in, not even a week prior, I had to re-clean the whole house before we moved any major furniture items in. there were huge spider webs every where, the fridge freezer were dirty, the wood floor is pretty but has HUGE foot long spots of pink and blue sparkly paint stained on it from prior residents, a piece of the carpet came up the minute we walked on it, the blinds are nasty and the ones for the door are stained with god knows what. Our semi private backyard is a mud pit so that's annoying, cant even use the backyard. Whenever something is fixed its just replaced with something used so you're going to have the same problem in a couple of months. All in all for what you spend here you'd be better off living on post. Better housing, better pricing for military, contractors, and DOD civilians. Maintenance does come out in a timely manner, very nice people. The walk path is a hazard Needs to be repaired and the speed bumps are awful, would prefer smaller, newer ones.

AT 1000AM DALE WAS THERE AND DID A VERY PROFESSIONAL JOB. WE HAVE BEEN HERE FOR OVER 9 YEARS AND WE HAVE BEEN VERY PLEASED WITH EVERY THING ABOUT LIVING HERE. submitted by Adam M. - |Recommended: YesFantastic community for single or family living at the best value in town. — I've lived in every model of home available in this community as a bachelor as well as a family man with a wife and two children. Never had an issue that the management and maintenance teams didn't address promptly. The community is safe, close to post, and EXTREMELY CLEAN. I would recommend this for unmarried and married junior NCO's and up, as the value is better than anything you can find both in town, as well as on post. Even if you are junior enlisted Soldier with a small family, it could still be a great value if you are responsible with your finances and are capable of living independently. The management and maintenance teams are highly professional, kind, and always understanding if you need assistance. This is hands down the best value for the area.

The neighborhood is everything that I need, it's centrally located and I feel safe in this area. The staff are very friendly and attentive to the customers needs. It's laid back and has the basics of what I need to complete my tour here at Fort Polk. The only thing that I wanted was to be zoned for Leesville High school, as for the community I have no complaints. Thank you for putting in the effort to make this area simple, safe, and cozy.

Responsive, prompt, courteous, friendly... everything you could ask for. However, for the total cost of living rent plus utilities plus internet , it's hard to justify residence in one of Sycamore Point's pre-rennovated apartments. I would be much more likely to recommend on-post quarters.
